Facilities Management


Facilities Management is composed of multiple departments and determines its service levels and associated activities in alignment with industry standards. We are committed to excellence in all aspects of facilities management with our goal to be proactive in identifying and resolving problems within your buildings and across the campus. 

Communication with our customers is essential, and we have dedicated ourselves to working with you to provide a safe, comfortable, attractive, sustainable and functional environment conducive to teaching, learning, research, and community service. 

Service Groups

Auxiliary Services  

Auxiliary Services is a department within Emory University Campus Services that provides services to Emory University, Emory Auxiliaries, Emory Hospitals, and Emory Clinics.

Auxiliary Services includes the following departments:

Building and Residential Services  

Building and Residential Services (“BRS”) provides cleaning service for Emory’s campus using sustainable cleaning methods to provide a clean, healthy, safe, and pleasant environment for our faculty, students, staff, and visitors. Cleaning routines may vary depending on the type and usage of space, construction finished, or customer requirements. Emory University has designated an APPA Level 3 standard of cleaning. APPA specifies five levels of cleanliness that many higher education institutions utilize to manage their cleaning efforts. 

BRS includes the additional services of:

  • Academic and Administrative (Non-Residential) Cleaning 
  • Residential Cleaning 

Energy and Utilities 

The Energy and Utilities (“E&U”) uses innovative technology to provide reliable and cost-effective utilities to the campus in support of the various schools, campus life, healthcare, and research excellence at Emory. It provides the vision, leadership, and direction for developing short and long-term energy strategies to achieve Emory’s energy, water, and carbon reduction goals as it relates to the University’s Sustainability and Vision goals.

Exterior Services 

The Exterior Services teamsprovide grounds maintenance and services for roads and hardscapes services. The Grounds Shop maintains the aesthetics of 700+ acres of landscaped areas throughout the central campus, Emory Hospital, and the Emory auxiliary units located on the perimeter of campus. The Roads and Hardscape Department is responsible for the maintenance, repair, and aesthetics of all exterior hardscape on campus.

  • Litter Control
  • Pruning trees and shrubs

Hardscape services include:

  • Maintenance provided on hardscape items including roads, bollards, existing signage, benches, pavers, sidewalks, poles and chains, crosswalks, storm drainage and other structure, masonry, and concrete work.  

 

Fire Safety

Emory Fire Safety Division provides fire safety services for Emory University's Atlanta, Oxford, and Gradycampuses. EMory Fire Safety Division is responsible for the management of fire safety programs and activities to ensure compliance with all regulatory requirements pertaining to fire and life safety and fire prevention within the Emory community. 

The Fire Safety Division adheres to the adopted Georgia State Fire and Life Safety Codes to help protect the health, safety, and welfare of the Emory Community.

Process and Standards

The Process & Standards (P&S) group identifies and supports the implementation of facility operations best practices through collaboration within Campus Services. P&S ensures continuity of policy & procedures within Facilities Management programs, systems & benchmarks.

P&S supports the development & management of the following programs & initiatives:

  • Facility Condition Assessments & Index
  • Asset, Warranty & Life Cycle Management
  • Preventive Maintenance & Work Order Systems
  • Standard Operating Procedures
  • Business Continuity Planning
  • Operational reports & benchmarking

Operations and Maintenance 

The Operations & Maintenance (“O&M”) department provides both interior and exterior maintenance and repair for Emory buildings. O&M is a zoned-based department that provides a combination of corrective and proactive building maintenance and focuses on general repairs and specialized services.

Contracted Services

All maintenance service contract (MSC) services will be managed by FM. The services will be provided to the same standards as required by all in-house and contracted services to Emory University. All contractors will be licensed and insured as required by Emory University and state and local authorities. Examples of contracted services include elevator maintenance, pest control, roof management, among others.
